The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is fully refundable at the end of your stay as long as there are no damages or outstanding payments.

Residence fees are what you pay to live at Scape, in other words, your rent. You'll see the term on your contract and when we work out your deposit. You can choose to pay in three instalments or all upfront when you book.

An advanced payment, equivalent to 14 days of residence fees is due when you make a booking, except for Bloomsbury and Kings Cross properties, where we require an advanced residence fee payment of 28 days. This payment is non-refundable after the cooling off period - see Cancellation. For subsequent payments you have the choice to pay in full or in instalments.

Instalment payments for the 25/26 academic year are due on 1st August 2025, 12th Jan 2026 and 13th April 2026. For 26/27 they are due on 1st August 2026, 11th Jan 2027 and 12th April 2027

Your room, access to all our communal spaces, all utility bills (i.e. electricity, water, heating) and Wi–Fi internet (including up to 5 devices), with a speed of 100+Mbps across all sites and 200Mbps for Shoreditch, Hammersmith, Guildford and Kings Cross and 250Mbps at Leeds, Bloomsbury, Wembley and Canada Water included. At Scape Shoreditch, Guildford, and Wembley (shared kitchen and living rooms only) the rooms also come with TVs. The en-suite shared kitchen rooms in Leeds also have a TV.

The following is not included:

• TV licence (where a TV is provided as part of the room or shared kitchen);

• Linen (including bedding and towels); or

• Crockery, cutlery and cooking utensils

We’ve partnered with Unpacked to make your life easier. You can pre-order all your bedding, kitchen and cleaning essentials to be delivered to your door at Scape.

Your contract covers your room and your rent, with all your bills included (electricity, water, heating, and Wi-Fi) and 24/7 support. You'll also have access to a fully equipped 24/7 gym, cinema, outdoor spaces, communal kitchen, study areas, and more. All Scape buildings have laundry rooms available to use 24/7 for a small fee. Your mail and packages can be delivered to reception and tracked on the Scape app for ease. You can read the full contract during booking and download a copy for your records before you sign, so you've always got it to hand. 

Full time students in the UK don’t have to pay council tax, however you have to provide us with a certificate to show your status as an exempt student. This is particularly strict at Bloomsbury and Kings Cross due to Camden council and so you will need to provide info to the council after you arrive- don’t worry it is easy and we will help you.

Yes. Most rooms are available for a full academic year, and shorter stays open up at certain buildings throughout the year, including summer and shorter semester-length stays. 

For the summer, we have availability at a number of locations including, Canada Water, Hammersmith & Mile End. For more information or to find a room using our Find a Room button. Follow the journey and choose your location, room and floor.

All of our larger properties* have a communal lounge, study areas, on-site gym, cinema/TV room, a communal kitchen, games tables and laundry access. We also have a 24/7 reception team* and CCTV. Some of our properties also have bespoke facilities such as, an all-weather proof sports pitch (Scape Canada Water), courtyard garden (Scape Guildford and Wembley) and roof terraces (Scape Shoreditch, Leeds, Canada Water).

*As a small, boutique building, Scape Kings Cross is not staffed on site and does not have 24/7 security or onsite gym and cinema, however residents have access to the facilities at Scape Bloomsbury.

No. Unfortunately, we do not allow pets at Scape. If you need information about living with an assistance animal, please feel free to contact us.

You can book a room online within 15 minutes at scape.com using the Find a Room button. Choose your stay, pick your room, set up an account, and pay your deposit to secure it. If you'd rather talk it through, our sales team is happy to help. 

Here's how it works: 

1 - Click the 'Find a room' button from anywhere on scape.com. 

2 - Choose how long you want to stay using the buttons at the top of the page. Most rooms are available for a full academic year, and shorter stays open up at certain buildings throughout the year. 

3 - Pick your location and room type. You can also filter by booking period, price, and room size. 

4 - Select the room you want, confirm your dates, and click 'Book room' to get started. 

5 - If there's availability, you can choose your floor. Rooms on lower floors cost a little less per week, and higher floors a little more. Select your floor and click 'Book room'. 

6 - Check your booking summary, the floor, price, and contract dates, then click 'Continue' if everything looks right. 

7 - Set up an account with your email, add your details, and create a password. You'll need to accept the Website Terms and Conditions and Privacy Policy, then click 'Register'. Your room is now held for you for the next 24 hours. 

8 - Add the last few details we need, using 'Next step' to move through each page. 

9 - Choose to pay in three instalments or all upfront. If you go for instalments, you'll get a payment schedule showing when each one is due. Online payments are made by credit or debit card, so if you'd prefer to pay by bank transfer, just contact the sales team. 

10 - Read your contract carefully, download a copy for your records, and sign. 

11 - Pay your deposit through the online payment portal to secure your booking. 

12 - You're all booked. We'll send a confirmation email, and we'll be in touch as your move-in date gets closer with everything you need to know and bring.

Yes. Once you've signed your contract, you pay a deposit through the online payment portal to secure your room. If you’re booking a room at Scape Canada Water, Guildford, Hammersmith, Leeds, Mile End, Shoreditch, or Wembley, your deposit is equal to 14 days of residence fees.

To pay an instalment, simply log in to your Scape Portal and go to the 'My Account' section. You can also choose to pay via TransferMate, another fast, safe, and secure platform for international bank transfers. Please note: we do not accept cash or cheque payments

Please note, if you pay the advance licence fee payment to make a booking via the traditional bank transfer method, please notify our sales team at bookings.uk@scape.com as the room offer can expire prior to the transferred funds reconciling in our bank account.

To stay at any of our properties you will need to be over 18 when you move in.

No. You don't need a guarantor to book with us, which keeps things simple, especially if you're an international student or don't have someone in the UK who could act as one. If you've got any questions about payment or your contract, the sales team is happy to help. 

An initial advanced payment of 14 days rent is to be made in all properties except Bloomsbury and Kings Cross where this is 28 days. The remainder of your Residence Fees will be split into instalments.

If you're not in the city right now, we offer virtual tours at most of our locations, too.

Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you select your arrival date on your online portal and let us know if anything changes.

Unfortunately, it is not possible to move in earlier than your start date unless advertised. Please contact the Scape team who can recommend nearby hotels.

Yes, you can. Staying with friends is a great way to get the full university experience, with all the same Scape perks. The best way to make it happen is by booking together. Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received.

A copy of your Residence Agreement can be found within your online portal in the myDocuments section of your Scape Portal.

Rooms at Scape are popular and tend to fill up fast. The best way to guarantee your spot is by booking early. Since our rooms are dynamically priced (like flight tickets), booking ahead also gives you a chance to get our best rates.  

If there’s no current availability, you’re welcome to join our waiting list. If a student cancels their booking and a room becomes available, we’ll reach out to everyone on the waiting list. Rooms will then be filled on a first-come first-served basis.   

Joining our waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then attempt to contact everyone that is on the waiting list. Bookings are made on a first come first served basis.

Scape has accessible rooms in many of our buildings. These rooms are spacious, with bigger bathrooms and plenty of floor space, ideal for wheelchair users but available to anyone who prefers a little more room to move around. Yes. Scape offers private student buildings especially for student living. Our beautifully designed, purpose-built accommodations are managed independently from the universities in your city and are exclusive to students over 18. We welcome students studying at all higher education institutions, providing a comfortable and supportive environment to help you get the most out of your university experience. 

If you're looking to share with a friend we have a twin rooms at Scape Bloomsbury or Scape Canada Water or two bedroom apartments at Scape Bloomsbury, Scape Canada Water, Scape Guildford, Scape Leeds or Scape Wembely.

Our larger studios are available to couples, as long as you are both full time students you just need to contact our Bookings Team to arrange this. Please note when booking a dual occupancy room you will be charged an additional 10% per week

Please report any maintenance issues via the Scape App. Your problem will be logged and a member of our on-site maintenance team will help resolve the issue as soon as possible.

It depends on how urgent the issue is. We aim to handle urgent or emergency issues within 4 hours, essential non-urgent ones within 2 working days, and general maintenance within 5 working days, though our team will always try to sort things sooner where they can. Once you've reported something, the on-site maintenance team prioritises it, keeps you posted through the Scape App, and emails you when it's resolved. If a repair needs special materials or an outside specialist it can take a little longer, and we'll let you know within 2 working days either way.

You can report any maintenance issue in the Scape App. If it's a genuine emergency, the fastest routes are to flag it as a maintenance emergency in the app or speak to the team at reception straight away. To report anything in the app, tap the 'Create' button on the bottom navigation menu, then choose which of the three categories your issue falls under: a maintenance emergency, an issue in a communal area, or an issue in your room. Fill out the form with the details, add a photo if you have one, then tap submit. Once it's logged, your on-site team takes it from there.

We keep you in the loop the whole way. You'll get updates through the Scape App as your issue is worked on, and an email to confirm once it's resolved. If a repair is going to take longer than usual, we'll tell you within 2 working days, so you're never left guessing.

Urgent issues are anything affecting your safety or making your room hard to live in, like a power cut, a flood, loss of hot or cold water, no heating, or signs of infestation. We aim to be on these within 4 hours. If something urgent happens, report it on the Scape App or speak to a member of the team straight away.

Essential issues are ones that need sorting promptly but aren't emergencies, and we aim to handle those within 2 working days. General maintenance covers smaller, non-urgent jobs, which we aim to complete within 5 working days, usually sooner where we can. Either way, you'll be kept updated through the Scape App as the work progresses.

Some fixes need special materials or an external specialist, which can add a bit of time. If that's the case we won't leave you wondering, we'll let you know within 2 working days by email or through notices around the building, and keep you updated as the work progresses.

In our 2026 resident survey, 71% of respondents rated our maintenance service 4 out of 5 or higher. We use this feedback to keep improving how quickly and smoothly we handle repairs.

It is your responsibility to keep your room clean. Vacuum cleaners are provided for you to use, free of charge. We also offer a cleaning service at an additional charge. Please ask at Reception for more details.

Yes, the gyms are totally free and are available to all residents. To use our gyms, students will need to complete a health and safety declaration and waiver. Scape Kings Cross doesn't have a gym but residents are welcome to use the facilities at nearby Scape Bloomsbury.

There is no curfew at Scape, but we do operate 'quiet hours' between 11:00pm and 7:00am. You can access the building 24 hours a day, although you will need to use your key card to enter the building.

You’re welcome to have guests at Scape. We need them to sign in at reception when they arrive (so we know who is in the building if there is an emergency). We respect your independence.

There is no car parking available at any Scape sites, but we are very accessible and close to lots of public transport links.

No, you only need to move out of the room at the end of your contract.

Yes, you still have to pay for the duration of your contract even if you are away on holiday.

We have a zero-tolerance policy on smoking in our Scape buildings and in outdoor shared spaces. The site teams will be able to tell you where you can smoke and vape around the Scape building.

All windows are double glazed. We also operate quiet hours in the evening; however some of our properties are in busy places so you may hear some noise from time to time and please bear in mind other students can be a bit noisy sometimes too. Our team can help you if you are experiencing unreasonable noise during quiet hours.

Our buildings are in city locations, and we do advise students to follow general safety precautions. That aside, our team are around 24/7 and buildings are equipped with 24 hour security and reception, we also have CCTV and key fob entry which allows students into the building at night, their corridor and then their room.

There is under-bed storage, wardrobes and drawers in all of the Scape rooms. We do not currently offer any other storage.

Scape Leeds: Leeds train station and bus station are both within a 10 minute walk. There are also loads of bus routes taking you out to Headingly. Leeds University and Leeds Becket are within a 5 minute walk.

Scape Bloomsbury: Russell Square station is a five minute walk from Scape Bloomsbury and gives you access to the Piccadilly line.

Scape Guildford: Is less than a 10 minute walk from Guildford Train Station.

Scape Kings Cross: Kings Cross, Euston and Russell Square train stations are all within a 10 minute walk, giving you access to a range of overground and underground train lines.

Scape Mile End: Mile End Tube Station is just a 5 minute walk away from us which gives you the Central Line, District Line and the Hammersmith and City Line.

Scape Shoreditch: Old Street Tube Station is just around the corner from us and gives you access to the Northern Line.

Scape Wembley: Wembley Park Tube Station is just a 5 minute walk away, with access to the Metropolitan and Jubilee lines meaning quick journey times into central London.

Scape Canada Water: Canada Water Tube Station is just a 5 minute walk away, with access to the Jubilee line and Overground meaning quick journey times into central and south London.

Scape Hammersmith: Baron's Court and Hammersmith Tube Station are both less than a 10 minute walk away with access to the Piccadilly, District, Circle; Hammersmith and City lines– which can get you to central very quickly.

Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract on your portal. These should all serve as a proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address.

Our newest building in Hammersmith has comfort cooling and heating in the rooms. Most of our rooms at other buildings do not have air conditioning in the rooms but there is in all gyms and communal spaces. Some rooms come with window vents and individual temperature controls.

No. You are responsible for your guests, and you must accompany them at all times.

Yes, we offer bicycle storage at each of our locations. Please note, electric bikes and scooters are not permitted on site at any time.

Yes, when you arrive and check in you will be asked to provide photo ID. This can be a driving licence, passport or any form of photo ID that shows your full name and date of birth. We are also required to check your student status. Please have your student ID/proof of acceptance or other relevant documentation to hand.

To check-in smoothly, you should have already made payment before you arrive, get in touch with the team to complete this before you are due to move in. Check-in times are generally Monday-Sunday 2pm-8pm. If we haven't received payment, you will not be able to move in.

When you check in you will be told where in the building you can find our facilities, disposal rooms and other areas. We have virtual tours available at each site. Please Contact Us to view one of our pre-recorded virtual tours.

We also have 360 degree views of our rooms, please visit our location pages to see these.

All you need to do is return your keys (room, post box and safe box) to reception and we can check you out, you must speak to us and complete a departure form.

We know that some students may not stay for the whole duration of their contract. But we do need to know that you’ve left so we can say goodbye, complete your inspection and return your deposit without delay. Please let us know if you intend to leave early and complete a departure form at reception before you leave. Please tell us in advance before you leave in time for us to inspect your room.

We always aim to provide an outstanding service to our residents, however we understand that sometimes things can go wrong. If you’re a resident, parent, third party user or are otherwise impacted by our residences then we would like to hear from you so we can put things right.

Your complaint will be handled in the following way:

STEP 1. Get In Touch

In the first instance issues should be brought to the attention of a member of our Residence team who will attempt to resolve the problem.

STEP 2. Raise Your Complaint

If you are not satisfied and wish to raise a formal complaint, it should be directed to the Residence Manager. If your complaint relates directly to the conduct of a Residence Manager, it should be directed to the Operations Manager. Please submit your complaint in writing to support@scape.com so that we can investigate the matter fully and respond appropriately.

STEP 3. Acknowledgment

We will acknowledge your complaint within three working days of receiving it.

STEP 4. Our Response

We will provide a written response to your complaint within 10 working days of receiving your formal complaint. If the complaint is complex and we need more time, we will write to you within that 10-working day period to explain why and tell you when we expect to be able to respond in full

STEP 5. Escalation

If you are dissatisfied with the outcome, or you would like your complaint reviewed, you may escalate your complaint in writing to support@scape.com. Your complaint will then be reviewed by a Senior Manager who will write to you with an outcome including any proposed further action.

STEP 6. Referral to the National Code

Our complaints procedure is part of our commitment to meet the standards of the ANUK National Code.

If you have raised a complaint with us, believe the matter relates to a breach of the ANUK National Code and it has not been resolved through our internal complaints procedure, you may refer the complaint to the Codes Complaints Investigator

The Code Complaints Investigator will assess your complaint, check you’ve raised the matter with us, respond with appropriate guidance and usually direct you to the National Code Contact

The National Code Contact. Is the person responsible for handling complaints about breaches of the Code. You can expect to receive a response from the them promptly (no later than two weeks) and any breach of the National Code should be resolved within four weeks of it being reported in writing.

Outside of the cooling off period, please contact our Bookings Team by sending an email to bookings.uk@scape.com. If you request to cancel your academic year booking before 1st August we may permit you to do so provided you forfeit your Initial Payment.

Past 1^st August, you are responsible for finding a suitable replacement (a student not already living at the property, who is attending a full time course). Until a suitable replacement is found you are liable for the payments that fall due as part of your Residence Agreement. Once you’ve found a suitable replacement you will have make a £350 payment to cover the administration costs and for us to prepare the room for the new student. We refer students looking for rooms outside of our typical booking periods to this Facebook group.

Sorry you cannot sublet your room. You may cancel your Residence Agreement, as long as you find a suitable student replacement (as defined in the Residence Agreement). Please be aware that you will be liable for any outstanding payments and all reasonable administrative charges incurred in connection with this.

If you are within the cooling off period, you can cancel your booking. Outside of this period, you may be eligible to apply for a refund under one of our flexible policies. More information can be found on flexible policies If you are not eligible then please refer to the above section on cancelling your contract.
